Local Servicing

What does it mean to service loans locally?

Most banks/credit unions and mortgage companies sell your loan to another company within days of closing. The (hopefully) nice people you worked with during the application process are gone, and are now replaced by someone else (or a robot) at a company you may have never heard of in a different state or country.

If you have ever had a mortgage loan processed out of state or out of the country like, Toronto, Atlanta, San Diego, or New York City, and have questions, you know that it's practically impossible to talk to the actual person doing the work. Our team of local mortgage experts are located at the corner of Hwy. 11 & Hwy. 45 in the heart of Racine County. Our team is only a phone call, email, or text away, and are always ready to help. They’ll even call you with updates and proactively answer any of your questions.

Escrow Accounts

We escrow property taxes for you.

Instead of having to come up with a lump sum for your property taxes at the end of the year. CSB will escrow your taxes for you. As part of your monthly mortgage payment, CSB will save a specified dollar amount in an account for you, and then provide you with a check at the end of the year to pay your property taxes.

If you have ever had problems with your escrows being paid out on time you will know the pain that you have to go through to fix it. We distribute our escrows right here at the corner of Hwy. 11 and Hwy. 45 in the heart of Racine County. You can speak to someone who lives in the community, that you might even see at the grocery store.

Local Underwriting

We make decisions locally.

What does underwriting mean? Well once we gather all the information for a loan application, someone has to make a decision to approve or deny the loan request. With the help of Fannie Mae we can easily get a determination from them, just like everyone else. The difference though, is that we still make the final decision, and we do it from Union Grove, WI.

CSB was the first bank in Wisconsin to offer e-signatures and a completely contactless closing process during COVID.

We want to make sure you are in the right program, and nobody is taking advantage of you.
